For most of NCR’s history, a weekend farmhouse meant Chhattarpur or the Sohna hills. The Delhi–Mumbai Expressway has quietly moved that boundary — and with it, the price of open land along the route.
The road that redrew the map
The Delhi–Mumbai Expressway is planned at about 1,350 km, eight lanes wide and expandable to twelve. Its first stretch, Sohna to Dausa, opened on 12 February 2023. The route enters Rajasthan in Alwar district, with interchanges in the district — which is why towns such as Naugaon, once a long drive away, are now roughly an hour from Gurugram.
What is open, and what is next
Several sections have opened in phases since 2023, including Sohna–Dausa–Lalsot, Dausa–Sawai Madhopur and further stretches in Rajasthan, Madhya Pradesh and Gujarat. The full Delhi–Vadodara stretch is targeted for completion first, with the Mumbai end to follow. A separate link via the DND–Faridabad–KMP extension and the Faridabad–Jewar spur will tie the corridor more closely to Noida and the new airport over time.
- Value what you can drive on today.
- Treat future links as upside, not as the reason for your price.
Why land demand follows expressways
Travel time, not distance, decides where people buy second homes. When a 3-hour drive becomes a 1-hour drive, land that was purely agricultural becomes a realistic weekend home, retirement plan or long-horizon holding. Logistics, hospitality and warehousing follow the same logic, which supports land values along the route.
Where buyers are looking
Near Gurugram, demand has concentrated where the expressway meets the Aravalli foothills in Alwar district — places with hills, greenery, cleaner air and quick access back to the city. Gated farmhouse communities have grown fastest here because they solve the hardest part of owning land far from home: security and upkeep.
Reading the corridor sensibly
- Drive the route at the time you would actually travel.
- Prefer gated, managed communities with clear titles over isolated raw land.
- Check conversion or CLU status for the use you plan.
- Plan for a long horizon — five to ten years — for the best outcome.
