For a decade, “near the upcoming Jewar airport” was the most common line in a Noida brochure. In 2026 the airport stopped being upcoming — which makes it more important, not less, to read that line carefully.
Begin with what is actually open
Noida International Airport at Jewar began commercial flights on 15 June 2026. Phase one has a single 3,900-metre runway and is designed for about 12 million passengers a year, with a long-term plan to grow to around 70 million. It is operated by Yamuna International Airport Private Limited, a subsidiary of Zurich Airport International.
The main road access is the Yamuna Expressway, with links to the Eastern and Western Peripheral Expressways. For anyone living along the Noida–Greater Noida Expressway, Sector 150 or the Yamuna Expressway sectors, a second major airport is now a practical option rather than a promise.
Separate “operating” from “planned”
Several connections that feature in marketing material are still on the drawing board. The Greater Noida–airport metro, the Ghaziabad–Jewar RRTS, the Delhi–Varanasi high-speed rail station and the Faridabad–Jewar spur are planned or under construction — not operating.
- Value what works today: the expressway, the airport itself and existing employment hubs.
- Treat planned links as upside, not as the basis of your price.
- Ask for the current status of any link a seller mentions, with a source.
Where the airport effect shows up first
Airports change land values through jobs, not just flights. The first beneficiaries are usually logistics, warehousing, hospitality and the residential pockets that offer a reasonable commute to those jobs. For end-users, the immediate gain is convenience: shorter trips to the airport and better long-term resale appeal.
Phase-wise expansion also means demand builds over years. Buyers with a long horizon are better placed than those expecting a quick flip.
How to buy into the story without overpaying
- Compare per-square-foot prices with similar projects slightly further out — the “airport premium” should be visible and justified.
- Prefer RERA-registered projects from developers with a delivery record.
- Check the commute you will actually make every day, not just the drive to the airport.
- Plan to hold for five years or more if your thesis depends on infrastructure still being built.
