Buying a farmhouse plot off the Delhi–Mumbai Expressway: six checks before you pay

The expressway has made Alwar an hour from Gurugram. Here is how to make sure the land you buy is land you can use, sell and enjoy.

Since the Sohna–Dausa stretch of the Delhi–Mumbai Expressway opened in February 2023, the Aravalli countryside of Alwar district has come within about an hour of Gurugram. Farmhouse communities have followed. The opportunity is real — and so is the need for careful checks.

01

Know what you are buying

“Farm plot”, “farmhouse”, “managed farmland” and “freehold land” are not the same thing. Ask whether you will own a defined, demarcated parcel in your own name, what you are allowed to build on it, and what is shared with the community.

02

Read the land records

  • Jamabandi and khasra records showing ownership and land classification.
  • A clear chain of title and an encumbrance check for loans or litigation.
  • Mutation in the buyer’s name after registration — registration and mutation are separate steps.
  • Avoid land classified as forest, tribal or under government reservation.
03

Check conversion and permissions

In rural Rajasthan, changing agricultural land to non-agricultural use is handled under the Rajasthan Land Revenue Act, 1956 (Section 90-A) and the state’s conversion rules. Ask whether the land has conversion or change-of-land-use (CLU) approval for the use you intend, and whether a farmhouse structure needs separate permission.

04

Access, water and power

Drive the route yourself. Check that the plot has legal road access, an all-weather internal road, a reliable water source and an electricity connection — not just a promise of one.

05

Who manages the land after you buy?

A farmhouse an hour away needs looking after. Gated communities that offer security, maintenance, horticulture and a clear maintenance charge are easier to own — ask for the charges and who is responsible in writing.

06

Price, payment and exit

  • Compare per-square-yard prices across nearby communities.
  • Pay through traceable banking channels against proper receipts and agreements.
  • Ask how resale works in that community and what has actually been resold.
  • Have an independent lawyer review the documents before you pay any significant amount.
