Every residential project of the size you are likely to buy in Uttar Pradesh must be registered with UP RERA before it is advertised or sold. Checking that registration is the single fastest piece of due diligence you can do.
Find the registration number
Registered projects must show their RERA number in advertisements, brochures and websites. For example, ACE Arte in Sector 150 is registered as UPRERAPRJ528653/07/2026 and Hero Homes’ Leafsong Retreat in Sector MU as UPRERAPRJ414014/10/2026. If a seller cannot give you the number, treat that as a red flag.
Look the project up
Go to up-rera.in, open the registered-projects search and enter the registration number or project name. Make sure the promoter name, project name and address match what you have been told.
What to check on the record
- Registration validity and the declared completion date.
- Sanctioned building plan, number of towers and units.
- Quarterly progress updates — is construction moving as promised?
- The project’s designated bank collection account.
- Complaints filed against the project or the promoter.
Protections the law gives you
Under the RERA Act, a promoter cannot take more than 10% of the price before signing a registered agreement for sale, and 70% of buyers’ money must go into a separate account used for that project. Prices must be quoted on carpet area. Knowing these rules makes you a stronger negotiator — and a safer buyer.
We share the RERA number for every residential project we recommend. Browse current projects.
