Photographs make every farmhouse community look beautiful. A well-planned site visit tells you whether it will still feel that way on an ordinary Saturday, three years from now.
Before you leave
- Ask for the project brochure, layout plan and the list of available plots.
- Request copies of title documents and land-use or CLU approvals to review later.
- Shortlist two or three plots so you can compare on the ground.
On the way
- Note the time from your home — not from the nearest landmark.
- Check the last few kilometres after the expressway: road quality, lighting, signage.
- Look at what is around the community: villages, other developments, open land.
At the community
- Gate, boundary and security: is it staffed, and how are visitors logged?
- Internal roads, water supply, power lines and drainage — built or promised?
- Amenities that already work today versus those still planned.
- Talk to an existing owner or caretaker if you can.
At your plot
- Is it demarcated with markers matching the layout plan?
- Which way does it face, and what is the view likely to become?
- Slope, soil and whether water collects after rain.
- Distance to the clubhouse, gate and nearest neighbours.
- Take photos and a location pin for your records.
Before you sign anything
- Get the final price, payment plan and all charges in writing.
- Have an independent lawyer review the documents.
- Pay only through banking channels against proper receipts.
- Confirm the timeline for registration and mutation in your name.
